Role Summary

The Senior Manager, Real Estate Transactions will report to the Director, Transactions Management and support the acquisition and development of large-scale data center and infrastructure sites. This hands-on role will manage assigned transactions, title review and curative work, cross-functional coordination, workload administration, and transaction data management.

The Senior Manager will organize transaction requirements into actionable workstreams, coordinate assignments, track deadlines, and maintain accountability. This individual will also help modernize the Transactions Management function by using structured data, automation, and approved AI-enabled tools to improve contract administration, reporting, and payment processes.

Travel: Ability to travel up to (30%) to project sites and/or for company gatherings.

Location: Denver, CO (hybrid in-office role)

Compensation: $195K - $235K (Offers Bonus)

Essential Responsibilities

Transactions, Title, and Team Coordination

  • Manage assigned real estate transactions from initial evaluation through diligence, contracting, closing, and post-closing
  • Review title commitments, exception documents, ownership records, surveys, and deeds; identify risks involving ownership, liens, access, easements, encroachments, mineral interests, probate matters, and restrictive covenants
  • Develop and manage title-curative plans and coordinate resolution with title companies, outside counsel, landowners, surveyors, brokers, consultants, and governmental entities
  • Track contractual deadlines, deposits, payment obligations, closing conditions, approvals, and required deliverables
  • Coordinate assigned matters across Real Estate, Legal, Development, Project Management, Energy, Engineering, Finance, Accounting, Permitting, and other teams
  • Translate transaction requirements into clear tasks, owners, deadlines, and deliverables and escalate material risks or delays to the Director
  • Support the Director with work intake, prioritization, and delegation by maintaining visibility into team assignments, capacity, deadlines, and workload constraints
  • Monitor assignments through completion and recommend reallocation, reprioritization, or additional support when needed

Data, Technology, and Process Improvement

  • Establish and maintain standards for transaction IDs, project naming, document organization, required data fields, and records management
  • Ensure transaction data is complete, accurate, current, and structured for portfolio and executive reporting
  • Partner with Technology, Data, Finance, and Legal to improve transaction data storage, governance, data-lake integration, and reporting pipelines
  • Use approved AI-enabled tools to support LOI and PSA structuring, term extraction, document comparison, obligation tracking, and transaction summaries
  • Identify opportunities to automate reporting, deadline notifications, payment requests, wire-support documentation, approval routing, and status updates while maintaining required authorization controls
  • Maintain dashboards, templates, checklists, and workflows that improve visibility, efficiency, accountability, and data quality

Education, Skills, and Experience

  • Bachelor’s degree or equivalent education and experience
  • Seven or more years of experience in commercial real estate transactions, title, land acquisition, development, or a related field
  • Demonstrated experience reviewing title and survey materials and managing title-curative matters through resolution
  • Strong understanding of real estate acquisitions, due diligence, contract administration, payments, and closings
  • Experience managing multiple complex transactions and coordinating work across internal departments and external parties
  • Strong data-management skills and experience with structured records, dashboards, reporting systems, automation, or AI-enabled tools
  • Ability to prioritize work, coordinate assignments, maintain accountability, and appropriately escalate risks
  • Strong communication, judgment, organization, attention to detail, and follow-through
  • Proficiency with Microsoft Office and transaction or project-management systems such as Smartsheet or similar platforms
